La Cresta and Melrose are in the similar price category of $1.5m. Both homes are amazing. La Cresta is located in the award winning Woodbury community featuring 30 acres of open space for parks and recreation. It is an established neighborhood and La Cresta is the last new home in this area. Woodbury has elementary school, many pools from kiddie to competitive swimming facility, hiking and biking trails and city classes. Most homes in Irvine are Spanish and Mediterranean style. Lot size for La Cresta is typically 5,500 square foot with some at 6,500 square foot.
Plan 1: 4-5 bedrooms, 4.5-5.5 bathrooms, 3,622 square foot
Plan 2: 4-5 bedrooms, 4.5-5.5 bathrooms, 3,722 square foot
Plan 3: 5-6 bedrooms, 4.5-5.5 bathrooms, 4,098 square foot
Melrose is located in the new Pavilion Park community. I like homes with character which all of the homes do in this community from East Coast Traditional, Santa Barbara to Craftsman. It has the quintessential American traditional homes which are completely different from the Irvine homes deeply rooted in Spanish style. Melrose homes lot size starts at 6,500 square foot with the model homes lot size at 8,000-9,000 square foot. This type of lot size is unheard of for new homes with the exception of homes built in 1990s in Northwood, Turtle Rock and Turtle Ridge. Plan 3 backyard featuring the Balinese theme pool is simply stunning and I was in awe at every corner of this house. All homes have 3 car garage.
Plan 1: 5 bedrooms, 5.5 bathrooms, 3,910 square foot
Plan 2: 5 bedrooms, 5.5 bathrooms, 4,080 square foot
Plan 3: 5 bedrooms, 5.5 bathrooms, 4,223 square foot
Both homes have guest room and den downstairs, excellent for multi-generational living. Floor plans are very functional and there is no wasted space. It all comes down to personal preference. If you are shopping for a home in this price point, you can also check out Arcadia and Sausalito in Stonegate as well as Quinterra in Portola Springs.
