Lambert ranch is a newly established community located next to Portola Springs. All of the homes are single family detached with a decent size lot and price in 2012 started in low $800k to $1.2m. One of the benefits of purchasing in Lambert Ranch is the lack of mello roos assessment. Mello roos assessment is a bond for developers to finance infrastructures for newly developed areas and can last 15-50 years until they are paid off and in some cases can be renewed. The builder New Home Company factored the mello roos into the purchase price of the homes which made these homes very attractive. It is one of the few rare communities in Irvine that does not have mello roos assessment.
